Around Emory University, property tax bills are handled by DeKalb County, and they’re based on assessed value, millage rates, and any eligible homestead exemptions. For 2026, DeKalb says the second installment is due Nov. 16, 2026, and the county tax office has the bill and payment details online.
A DSCR loan rate can’t be pinned down from Emory alone, because DSCR pricing is set by each lender and changes with the deal. For a quote, you’ll need the property’s rent, PITIA, reserves, and the lender’s current program terms.
