Exemptions that can lower the bill
A general residential homestead exemption is available if you own and live in the home as of January 1, and TCAD says you must apply with proof that your ID matches the property address. Other exemptions may apply for seniors, people with qualifying disabilities, and some veterans or surviving spouses.
- TCAD says exemption applications can be filed by mail, online, or at its office, and action is taken within 90 days of receipt.
- The over-65 and disability exemptions can include a tax ceiling on school taxes, and some county, city, or junior college ceilings depend on what each taxing entity has adopted.
- TCAD lists 2026-specific fire damage relief for certain homesteads completely destroyed by fire.
What changed recently
TCAD says the 2024 through 2026 tax years include a 20 percent circuit-breaker limit for real property valued at $5 million or less, but it applies only after a property has been owned for one full calendar year. TCAD also says homestead eligibility is reverified every five years starting in 2024.
- The circuit-breaker limit is not a homestead exemption and does not apply to every property.
- TCAD says owners scheduled for reverification will get a notice with instructions.
- For current tax-rate effects, Travis County property owners are directed to the local property tax database and TravisTaxes.com.
