Build the comparison from a property-specific Loan Estimate and verified rental terms. For ownership, list principal and interest, mortgage insurance if applicable, property taxes, homeowners insurance, association charges and a separately identified maintenance allowance. Check whether tax and insurance amounts are escrowed so they are not counted twice. Maryland SDAT property data is a starting point for assessment research; an assessment alone is not the final tax bill. For renting, list actual rent, utilities, deposits and transport or parking costs using the lease and current quotes. Keep purchase cash to close separate from recurring monthly spending: CFPB describes it as the amount brought to closing after deposits, credits and adjustments. Record uncertain items as unknown instead of zero. A university name supplies neither a mortgage quote nor a verified local rent, and this checklist does not decide which option is cheaper for the particular household.
