Mortgage insurance can change both monthly spending and upfront closing costs. CFPB's guidance says it is typically required when the down payment is less than 20 percent and distinguishes conventional private mortgage insurance from government-program mortgage-insurance premiums or funding fees. The actual loan type determines which charges apply. Use the Loan Estimate to identify the applicable insurance or fee, whether it is upfront or recurring, and whether the total payment includes it. Compare offers for the same kind of loan and ask the lender to explain options and timeframes. A general down-payment rule is not a quote or a promise that insurance disappears at a particular time. The student's university does not determine the charge; the borrower, property, program and actual loan terms still need to be established.
