Under Iowa section 562A.10, when the other party has already signed and delivered the written agreement, an unsigned agreement can take effect through the landlord’s unreserved acceptance of rent or the tenant’s unreserved acceptance of possession, respectively. The tenant-possession route does not add a rent-payment condition. An agreement longer than one year takes effect for only one year under this section.
