Campus facts and general planning guidance do not determine an individual property's lawful use, employment benefits or mortgage eligibility. Fannie Mae guidance applies within its own program scope; other programs and actual loan documents require lender review.
Under Fannie Mae's cited subject-property rental-income rules, a one-unit ADU is eligible with a one-unit primary residence only. Qualifying ADU rent is limited to one existing ADU, purchase or limited cash-out refinance transactions, and 30% of total qualifying income. The lender must document the current housing payment; purchases require applicable Form 1007 or 1025 and a fully executed lease when one is transferred. Lenders using UAD 3.6 must follow its Policy Supplement. Have the lender apply the complete documentation and eligibility rules to the specific unit and transaction.
