After Graduation: Hold, Rent or Sell a Georgia State Property?

A decision framework for families deciding whether to keep, rent, professionally manage or sell a Georgia State-area property after their student graduates.

The decision

What to know before you decide

A parent-owned property can change purpose after graduation. The family may sell, keep it for another child, rent it to students, rent it more broadly or hold it as a longer-term investment. The best path depends on cash flow, management burden, taxes, financing, property condition and the owner’s willingness to remain in the Atlanta market.

Apply the guidance

Keep the decision property-specific

Use the facts and documents for the home you are considering. Neil can help you identify what needs local verification.

Your next step

Check the property facts before the next step

Use the checklist for property-specific diligence after reading the guidance above.

1

Re-underwrite the property as if buying it today

Past purchase price is sunk history. Compare the property’s current value, achievable rent, operating costs and expected management burden with what the owner could do with the equity elsewhere.

Review the evidence
2

Define the management model

If the property becomes a rental, decide who will handle marketing, screening, leasing, maintenance, emergencies, HOA communication and accounting. A management fee is only one part of that decision.

Review the checklist
3

Keep the sell option measurable

Estimate likely sale proceeds, taxes and transaction costs with the appropriate advisers. A family can then compare a documented hold scenario with a documented exit rather than making the decision only from attachment to the property.
