SELLER GUIDE

Thinking about selling your place near BU?

A useful seller conversation starts with the home, its ownership and occupancy, and your timing. Campus proximity is context; current comparable properties and the home’s condition shape the pricing discussion.

Here’s where to start

Selling near BU requires a property-specific plan: confirm the ownership and lease status, assemble building information, and compare relevant sales before choosing timing and price. Proximity to a university alone does not establish value.

Prepare the property facts

Bring the address, unit number, ownership structure, recent improvements, recurring charges, and your intended timing. For a condo, gather association documents, budgets, insurance details, assessments, and planned work. For a rented property, provide the lease and discuss access and timing with your advisers.

Compare the right evidence

Ask Frank to distinguish active asking prices, pending transactions, and completed sales. Compare location, size, condition, parking, outdoor space, building finances, and other material differences. A nearby listing is not automatically a comparable property. The BU snapshot describes the displayed inventory and is not an appraisal of your home.

Plan preparation and showing access

Discuss which repairs or presentation work could be appropriate, the cost and timing, and how showings will be coordinated. Decide what can be completed before launch and what buyers will need to understand. If tenants occupy the home, review the lease and applicable access requirements before setting a schedule.

Request a seller consultation with Frank

Use the Seller path on the BU market page and include the property address and your main decision. Frank can discuss preparation, market positioning, marketing, and the sale process. A consultation request is saved for review; call or text him directly if your timing is urgent.

Prepare a useful seller consultation

  • Bring the address, unit details, ownership type and target move date.
  • Gather improvements, repair records and known building projects.
  • For a condo, request current fees, association documents and assessment information.
  • For an occupied rental, have the lease and access arrangements reviewed before scheduling showings.
  • Ask for a net-proceeds estimate with explicit cost assumptions, not only a suggested list price.

For financing, keep the BU property and assumptions together in the state-aware BU financing review, then confirm the appropriately licensed Massachusetts originator before applying.
