A LOCAL STARTING POINT

Compare Like With Like

BU publishes residence charges for the academic year. An off-campus lease may run for 12 months. A mortgage continues through summer. Keep food, utilities, transportation and furniture consistent across your comparison.

The figures above are published campus charges, not average off-campus rents or asking prices. Your actual residence assignment and lease terms determine your own comparison.

Before You Choose a BU-Area Property

  • Map the trip to the buildings your student uses, including evenings and winter weather.
  • Ask for the condo budget, dues, reserves and rental restrictions.
  • Check lawful occupancy before including roommate rent.
  • Plan separately for a sale and for retaining the home as a rental.

For a Massachusetts property, confirm the appropriately licensed originator and program availability with Matt before applying.

Frequently asked questions

Can my student and roommates live in a parent-owned BU condo?

Start with lawful occupancy, the association’s rules and the proposed loan structure. Do not assume that every bedroom can be leased or that projected roommate payments qualify as mortgage income. Discuss the exact property and occupants with the real estate and lending professionals.

Is a BU-area property automatically a second home?

No. A university location does not establish second-home eligibility. The borrower’s actual use, rental arrangements and the lender’s rules determine the occupancy classification.

How much should I put down?

Compare cash to close, monthly cost and reserves using more than one down-payment assumption. The minimum depends on the program, occupancy, property and borrower. A calculator does not determine eligibility.

Are these mortgage rates or approvals?

No. Rates in the tools are editable planning assumptions. Request a personalized review and compare lender disclosures before choosing a loan.

STATE-AWARE FINANCING ROUTING

Keep this BU scenario with a lender eligible for MA.

Your campus, property and planning numbers remain attached. Matt Dean’s published professional information currently lists Arizona and Texas. CollegeHousing.ai does not present him here as the mortgage originator for a MA property.

Continue using the planning tools, then confirm the individual originator’s current state eligibility and exact loan program before application.
