A college connection does not replace occupancy rules
A veteran attending school and planning to occupy a home presents a different scenario from buying a rental solely for a student child. Tell the lending professional who will live in the home and when.
If your circumstances involve deployment, relocation or a spouse, ask the lender which documentation and occupancy rules apply rather than generalizing from another borrower’s experience.
Review cash, fees and the total payment
Ask whether a down payment, funding fee or other costs apply to your exact scenario and whether any exemption is relevant. Compare cash needed at closing and the loan amount after financed fees.
