What does non-QM mean in a financing conversation?

Ask for the specific program name and a plain-language explanation of how the loan is reviewed. An investment-property rent analysis and a self-employed income analysis solve different problems.
Match the path to the problem you actually have
If rental income is central, prepare property cash flow and rent support. If self-employment documentation is the challenge, prepare a business income description. If the property itself is unusual, ask about condition, use and project eligibility.
Avoid treating the label as a shortcut around an unresolved issue. The lender still needs to review the borrower, property, documentation and proposed transaction.
Inspect payment and exit terms
Request the amortization schedule, rate structure, initial payment, any future adjustment and applicable prepayment provisions. Compare the cost of keeping the loan for your likely ownership period.

Keep a conventional comparison when relevant
