Mortgage Preapproval: Get Ready Before the Offer

What does a preapproval letter tell you?

A preapproval letter expresses a lender’s tentative willingness to lend under stated assumptions. It is not final loan approval. The property, documentation and changes in the borrower’s circumstances can still affect the transaction.

Prepare the conversation before the paperwork

Describe who will occupy the home, who would sign the loan and how long you plan to own it. List the target price range, available down payment, current housing cost and monthly budget. If you are self-employed, flag that early so you can obtain the right documentation checklist.

For a parent purchase, explain the student’s role and any planned roommate income. For an investment property, bring the rent evidence and operating budget.

Use the lender’s secure application process

Ask the lending professional where to submit credit and income information securely. Do not put account numbers, identification documents or tax records in the general scenario form. Ask whether and when a credit inquiry will occur before proceeding.

A lender’s requested documents and timing may differ from another lender’s. Keep the assumptions and proposed occupancy consistent when you compare the responses.

Review the letter with your offer plan

Ask what remains to be satisfied, whether the letter has an expiration date and what changes should trigger a new review. Share the financing timeline with your Realtor. Once a property is identified, confirm that the type, condition and contract timeline fit the lending process.
