COVERAGE BASICS · TEXAS INSURANCE GUIDE

What does a 1%, 2%, or 3% deductible mean in dollars?

Use the policy’s stated calculation base and compare flat and percentage amounts.

THE STARTING POINT

A percentage deductible is calculated using the base identified by the policy, often the insured home value. It is not automatically a percentage of the damage, purchase price, or loan amount. Guy should confirm the applicable wording.

AUSTIN · CENTRAL TEXAS

Address first. School year second.

If the housing search crosses South Austin neighborhoods, keep each property address attached to its own review. Tell Guy whether the plan is a student lease or a parent-owned home.

Discuss a student-occupied home, a condo association, and any plan to rent rooms. For a property that sits empty between terms, give Guy the dates and how the home will be monitored.

Property-specific insurance context

Review the actual address for flood questions and the policy’s wind/hail deductible. Proximity to a campus is not a flood determination.

01

Find the deductible schedule.

Locate each deductible and the event it relates to. A proposal may use different terms for all-other-perils, wind/hail, or another event. Copy the wording into your notes rather than assuming the number on a summary describes every claim.

02

Enter the correct base.

In the explorer, select percentage and enter the policy’s stated coverage base. For an illustrative $400,000 base and 2%, the arithmetic gives $8,000. If the base changes at renewal, the same percentage produces a different dollar amount. This is arithmetic, not a recommendation for a particular deductible.

03

Ask how it applies.

Show Guy your calculation and ask when that deductible would apply, whether any minimum exists, and what remains outside it. A loss below the deductible, depreciation, limits, and excluded damage are separate concepts. Keep the explanation next to your proposal so the household understands the question before accepting coverage.
