Can your student live off campus yet?

BU generally requires first-year students to live on campus. Exceptions require University approval; buying a nearby home does not itself establish an exception. Confirm the student’s eligibility with BU Housing before planning occupancy.

Plan for the lease calendar

BU’s off-campus guide describes a common September-to-August rental cycle and recommends beginning a September search as early as May. A newly admitted student should start promptly after acceptance. Treat that as planning guidance, not a promise of availability. Tell Frank your earliest and latest acceptable move-in dates, whether you need summer housing, and whether a full-year commitment works.

Agree on the household before applying

Discuss bedroom allocation, shared costs, visitors, cleaning, utilities, and what happens if someone leaves. Ask who must sign the lease and whether a guarantor is required. Request the owner’s written screening criteria and the complete amounts due. BU’s roommate service may help you find a potential match; independently confirm that the living arrangement works for everyone.

Read the lease before relying on a sublet

Identify the term, renewal provisions, repair contact, included utilities, and any subletting or assignment clause. The Massachusetts Attorney General notes that a rental agreement may restrict assignment or subletting. Get any required permission in writing and understand which obligations remain yours. An advertised summer sublet does not establish permission for a different unit.

Separate long term and short term plans

A conventional lease, a permitted sublet, and a short-term stay involve different questions. Boston has a specific short-term rental registration and eligibility framework, including owner-occupancy requirements for its ordinary categories. Brookline has its own rules. A condo association may add restrictions. Do not assume an investment condo can be used for short stays; verify the exact address and use.
