Collect the actual documents.
Ask the association or management company for current master-policy declarations and a description of insurance responsibilities in the governing documents. Note the policy period and any stated deductible. A listing that says “HOA includes insurance” is only the beginning of the conversation. Give Guy the documents and the unit address so the review can address that specific building.
Walk from the common area into the unit.
Make a list of the interior finishes, improvements, appliances, and belongings that matter to the owner or student. Ask how the proposed unit policy fits the master policy and what the documents say about responsibility for repairs. Discuss loss assessments explicitly, including deductibles and limits; do not assume an assessment is automatically insured.
Add the college-housing use.
Explain whether the parent lives there, a student lives there, or the unit is rented to unrelated tenants. Include any roommate plan and what happens during breaks. Share the association’s rental restrictions with the appropriate property professional and ask Guy to review the insurance description of use. Financing approval and HOA permission do not by themselves confirm insurance coverage.
Make renewal a document check.
Ask how you will learn if the association changes its carrier, deductible, or coverage responsibilities. Keep a dated copy with your own policy. If a lender asks for evidence before closing, introduce the loan contact early and identify the deadline. Review any difference between the proposal and the final issued documents with Guy.
