Confirm what is being rented
Ask whether each resident signs an individual bedroom lease or everyone signs for the entire home. Confirm which rooms, shared spaces and amenities are included.
Read the payment and responsibility provisions in the actual lease. A quoted share of rent does not by itself limit a signer’s contractual responsibility.

Build a fair household budget
List shared bills separately from personal expenses. Decide how you will divide unequal bedrooms, parking, furnishings and variable utility bills. Choose the person responsible for each account and a payment date before its due date.
Use the rental budget to compare an equal split, then adjust the agreement for your household. Do not count promised contributions as guaranteed income.

Agree on everyday expectations
Discuss visitors, quiet hours, cleaning, pets, food storage and access to shared spaces. Focus on specific arrangements the household can follow.
Keep an accessible written copy. Review it when someone’s schedule, room or responsibilities change.

Plan for changes
Ask the property what happens if a roommate leaves, a replacement is needed or someone studies abroad. Permission to add a resident or sublet may be required under the lease and local rules.
Make a budget for a period with one fewer contributor. If the household cannot carry that scenario, resolve the risk before committing to the home.
