List leasing, screening, collection, maintenance, accounting, inspections and turnover. Decide which tasks you intend to retain.
Describe the property, existing tenants, lease cycle and owner response expectations. A manager needs the actual operating situation to prepare a useful proposal.

Compare the complete fee schedule
Ask about recurring management charges, leasing and renewal fees, maintenance coordination, project work and termination terms. Request the written agreement.
Compare costs with the same rent, occupancy and maintenance assumptions. A headline percentage does not describe the complete service.

Ask how decisions and money are handled
Review approval thresholds, reserve requirements, emergency procedures and owner reporting. Ask how you can access records and how often statements are provided.
Verify licensing or registration where required through the relevant regulator. Speak with references you are authorized to contact and evaluate the fit for your property.
STEP 04 OF 04
Plan the transition
Agree how leases, keys, deposits, maintenance records and tenant communications will be transferred. Record each party’s responsibilities and timing.
Confirm who will answer tenant questions during the handover and who will close any outstanding maintenance requests.
