Compare the same holding period, mortgage interest, taxes, insurance, HOA fees, maintenance, purchase and sale costs, and realistic roommate contributions. Equity, appreciation and rental income are not guaranteed.

How does financing a home for my college student work?

The appropriate loan depends on who borrows, who occupies the home, the property and the lender’s requirements. A student living in the home does not automatically make it a second home for mortgage purposes. Ask a licensed loan officer about eligible borrower and occupancy arrangements before choosing a loan or relying on roommate income.

What happens to the property after graduation?

You can evaluate selling, keeping the home as a rental, or using it for another family member. Compare sale costs, the remaining loan balance, local rental rules, insurance and management expenses before deciding. Neither appreciation nor positive rental cash flow is assured.
